Maintenance

Inspection and maintenance measures for roof drainage systems

In general, outlets for roofs and balconies must be maintained in accordance with DIN 1986-3 Table 1, item 6 (see appendix), in order to prevent the drainage installation from becoming inoperable or only partially functional due to heavy fouling. For roof areas and balcony areas, it must be ensured that the outlets in particular are accessible for maintenance purposes.

Owners of the installation are advised to conclude a contract with a specialist company for the inspection and maintenance work to be carried out at regular intervals.

Measures

according to DIN 1986-3:2004-11

Inspection of roof outlets and emergency overflows / emergency outlets

Every 6 months, or at shorter intervals as required, especially in autumn:

- Check for unimpeded inflow and outflow of rainwater.
- Cleaning of outlets together with the fittings used (e.g. DRAINJET hoods, gravel guard baskets, inspection chambers, strainer basket with strainer cover, air strainers and strainer units).
- Missing or defective parts must be replaced.
- Where applicable, check the function of the heating.

Inspection of the pipe system

Once a year: visual inspection of all visible pipes for condition, tightness and fixing.

Inspection of the cleaning access covers

Once a year: visual inspection for condition and tightness.

Inspection of the ventilation openings (above roof)

Once a year, inspection and maintenance: check for clear cross-section and inspect the integration into the roof surface, cleaning where necessary.

Preventive measures

With roof drainage, a lower degree of fouling is generally to be expected than with foul water pipes.

The gravel guard baskets commonly used prevent larger items from entering the drainage system.

Where there is a greater risk of fouling, an inspection chamber can additionally be fitted above the outlet.

Note: Freezing in areas at risk of frost can be prevented, for example, by means of trace heating.

Standards

Maintenance of drainage installations

- DIN 1986-3 Table 1 recommends maintaining drainage installations once or twice a year, i.e. every 6 months - preferably in autumn - for cleaning and, for example, removing leaves. Maintenance contracts are recommended.

- Flat roof guideline 5.4 (1): maintenance includes, for example, the removal of fouling, leaves and plant growth, as well as the cleaning of outlets and pipes. Maintenance should be carried out twice a year. Maintenance contracts are recommended.
